In a tough market, it is important to get your property to stand out from the crowd. Here are our top tips for selling: Research the market prior to inviting estate agents out to the property.

Use websites such as Rightmove.co.uk to see what has sold on your road and for what price.

Look to see if there are any similar properties up for sale and see how they compare to yours.

Find out what internet coverage each agent can offer. You need to be on all the major property portals. 90% of buyers use the internet.

Have a look at each agent's website, imagining you are a buyer.

Don't be flattered by the highest valuation. Remain realistic with your pricing. Properties that are overpriced won't sell quickly and can become stale.

Once you have chosen an agent, the marketing can commence.

Make sure the exterior has kerb appeal. Keep lawns cut and complete any necessary outside painting. Lots of viewers drive past before booking a viewing. They won't buy if they don't get over the threshold!

Book viewings at a time that shows the property in a good light. For example, plan your viewing time carefully if the property is on a busy road or by a school.

When someone comes to view, make sure the house is presentable and free of clutter. If there's lots of clutter, it can make the biggest of rooms look small.

If you have a small 3rd bedroom, put a bed into it so people can see that it is functional.

Open windows prior to the viewing to let air in. Keep pets out of the way. Most of us love pets but some people are not keen.

Stay relaxed when people are looking around. You may like to offer them a cup of tea. Answer honestly any questions they ask.

Once they have viewed, avoid discussing offers. Leave that to us.

Do not disclose too much information. If the viewers think you are desperate to sell, they may put in a low offer.
